How to Write a Winning MLS Description
The first step any real estate agent takes when they first list a home for sale is to create the MLS listing. This is not only what other agents use to learn more about the home, but it’s also sent out to thousands of online websites via syndication where potential buyers can find and read them. The description of the property is important to entice the buyers to read more, look at pictures and ultimately, set an appointment to see the home in person.
Features
Showcase the features of the property. Discuss the landscaping, chef’s kitchen, huge master suite, anything which will draw the buyers’ interest. Use name brands such as Sub-Zero or Bosch. Remember to mention storage, everyone loves extra storage space. Green upgrades and energy efficient appliances are also features the modern buyer loves.
Amenities
Are there association amenities available to the community? Describe such extras as sports courts, pools, tot lots, dog parks and exercise rooms.
Adjectives
Bring the buyer into the home by telling a story. Move-in ready, spacious, open floorplans are all contemporary home terms that buyers love.
Don’t
Finally, don’t use buzz words like “motivated” or other words which could suggest that the seller is desperate.
Writing a killer MLS description isn’t hard, take the time to thoughtfully describe the home and property and more buyers will want to arrange a home tour.
