How do you make sure your property descriptions are going to capture the attention of buyers, while still being accurate and helpful? It’s common for agents to feel like they need to get writing when it comes time to describe a property, but being stuck at this point because of a lack creativity is counter-productive. The goal isn’t write the next great American novel – all you’re trying to do is give potential buyers an accurate understanding of what the house has on offer while also enticing them with vivid language. Being helpful trumps being creative every time.

Here are a few tips to keep in mind when writing your property descriptions:

1. Start property descriptions with an awesome Intro sentence:

The first sentence of your property description is key. You want to grab attention with something interesting, but not so over the top that it sounds like you’re just trying to sell them on the property. Be creative, but honest.

2. Use short, easy to read sentences in your property descriptions:

No one wants to sit down and read a novel when they’re just trying to get a general understanding of a property. Keep your sentences short and sweet, so that potential buyers can easily scan the text and extract the information they need.

3. Use active voice when writing property descriptions:

When you use active voice in your writing, it makes the text sound more exciting and engaging. For example, instead of saying “The backyard has a pool and a deck,” try “The backyard invites you to take a dip in the pool or relax on the deck.” See the difference?

4. Highlight the key features of the property:

Make sure to mention any unique selling points that the property might have. If there’s something that sets it apart from other listings in the area, be sure to mention it!

5. Use images to supplement your description:

A picture is worth a thousand words, so make use of them! In addition to helping break up the text, they also give potential buyers a better idea of what the property looks like.

6. Be as specific as possible – but not too specific:

When it comes to numbers, be as specific as possible. If the property has 3 bedrooms, 2 bathrooms, and 1,500 square feet of living space, make sure to mention that. However, don’t get too bogged down in the details. Unless it’s relevant (like if the property is in a gated community), there’s no need to mention things like the address or exact location.

7. Use helpful, but not pushy, language:

Your goal is to be helpful, not pushy. You want potential buyers to get a good sense of what the property has to offer, without feeling like you’re trying to force them into anything. Use language that is inviting and informative, without being too sales-y.

8. Proofread, proofread, proofread:

Before you hit publish, make sure to proofread your work! A few typos here and there might not seem like a big deal, but they can make your writing look unprofessional. Take the time to read over your work and catch any mistakes before you publish.
